Establish a budget

The first and most important choice you’ll have to make is deciding on your budget.

We counsel our clients that their budget should be, above all, realistic. When you establish a realistic budget, you’ll have a better idea of the kind of community, lot selection, style of home and extent of the amenities you can install.

Generally, at this point, your building budget will be based upon livable square footage, as well as the price of the land and architecture.

Locate the property

Next, you’ll locate your desired property, which can be defined by two major considerations:

Property attributes and Community attributes

When you’re deciding on your property attributes, consider what kind of views you’d like to have. Do you enjoy the lights of the city or serene mountain views? Have you always dreamed of watching the sunset through a giant picture window?

You should also consider where you’d like the property to be. Some clients prefer to be in close proximity to a town or city, whereas others hope to retire in a distant rural area for privacy and peace.

Give some thought to the kind of community you’d like to live in. Are you looking for something private and gated, perhaps with a community clubhouse or golf course?

Prepare plans and specifications

Next comes the fun part: preparing your plans and specifications. During this stage, you’ll define the architectural style, bearing in mind that your budget or community restrictions may affect what you can build. You’ll determine the desired room and space utilization, as well as overall home size, maximize the views and work around natural terrain and solar orientation.

At that point, you can arrange the furniture layout plan to ensure proper space utilization, select finishes (including cabinetry, flooring, tile and countertops) and pick out appliances and plumbing fixtures. Your plans will be submitted to the community and city for review and approval.

Preparation Phase

After all your selections have been made, the completed plans will be sent to our trade professionals and suppliers to obtain the best possible pricing. We meet with you to discuss all of your options and gain approval before moving forward.

Construction Phase

Once all approvals are obtained, the construction commences. Generally, the construction timeframe is between 12 and 18 months, but this can vary depending on the size and complexity of the project.We’ll meet with you one last time to discuss final approvals—and then it will be time for you to step into your new luxury home.
