Preconstruction Agreement- What is it?

Building the home of your dreams means a large investment of both time and money.

We, at times, receive calls and the interested party will say, “We are getting three bids on our project and would like to know if you want to bid on it”.

Building a home is not like buying a car. Just because a person has plans prepared by a professional designer or architect does not mean they are going to get the same product working with different builders. Everyone has heard the horror stories of the building process. That is not the way it should be! Building should be enjoyable and rewarding for everyone and should result in a client getting exactly what they want.

Plans and specifications for a luxury home are very complex. There are tens of thousands of components and decisions that go into building a home. The average luxury home requires hundreds of hours on our part to review plans, clear up conflicts, mistakes and potential pitfalls in the plans prior to ever sending them to our tradesmen for pricing. That, of course, comes at a price. No builder providing a “free” estimate is going to invest that much time and effort into a project. We can easily save the client far more than the cost of the preconstruction agreement.

Getting an estimate of what it will cost and the estimated finish date may be too rough an estimate. At Beringer Fine Homes, we prefer to provide preconstruction agreements because they provide a more detailed roadmap of the entire construction journey. Think of it as a guidebook.

How Preconstruction Agreements Work

  • Build Relationships: Compatibility is key when you choose a construction company. We go over everything with you to see if we're a good fit and if we share the same vision.
  • Assemble the Team: Once we understand exactly what you want, we assemble a team of subcontractors, landscape architects, structural engineers, and so on. Each professional brings unique skills to the table.
  • Professional Input: Then we share our years of expertise with you - from materials, vendors, and design details. We're like a personal guide guiding you through all your options.
  • Create a Budget: We create an initial budget and then tweak, expand, and subtract from it as we talk with you in detail about your needs. We then refine the numbers until we reach a final budget.
  • Create a Timeline: Creating a realistic timeline is important because schedules can easily get off track. With our custom home project schedule, everyone is on the same page regarding dates.
  • Draft a Construction Plan: Once we know materials, vendors, budget, and timeline, we draft a construction plan that lays out everything - from materials to labor - so that you get a detailed explanation of every step.

Benefits of Preconstruction Agreements

Having a detailed roadmap like a preconstruction agreement can be incredibly beneficial. Here are some reasons why.

Peace of Mind

With a detailed preconstruction agreement, you get peace of mind! No more worrying about hidden fees suddenly popping up. The document will outline exactly what needs to be done and how. This allows a transparent building process between you and the construction team.

Less Errors

Because everything is laid out in the preconstruction agreement, you'll run into fewer errors. Because the construction team has a detailed outline to follow, there's a smaller chance they'll make mistakes.

More Streamlined Construction

A preconstruction agreement can ensure that the construction process stays on time and within budget. Moreover, the document gives you room to have contingency plans in case something like incremental weather delays things.
